Qualifications

Ridgecrest is government subsidized housing – Section 8/202. Certain qualifications must be met (see below).

  • Must be a minimum of 62 years of age or have impaired mobility (confined to a wheelchair)
  • Must meet income requirements below:

    One person household - $32,500 maximum income
    Two person household - $37,100 maximum income
    Three person household - $41,750 maximum income

Please note:
One person may occupy a studio or one-bedroom unit.
Two people may occupy a one or two bedroom unit.

 

How Rent is Determined

  • Income from all sources (SS, SSI, Pensions, Retirement, etc.)
  • List of all assets (bank accounts, CDs, IRAs, any real estate, etc). Income from assets is calculated based on their face value and actual income received. If the value of all assets is over $2000.00, but no income is derived from the assets, HUD requires we use 2% of the total assets as potential income.
  • Following the guidelines for Section 8/202 housing, we are allowed to deduct any out-of-pocket medical expenses from the total income before calculating the tenant’s portion of the rent. This would include: Medicare premiums; supplemental insurance premiums; any physician/dental payments made; cost of hearing aides; glasses; dentures; prescription drug premiums paid, or any other medical expenses that were incurred within the last year.
  • A tenant’s portion of the rent will never fall below $25 per month, per HUD guidelines for a Section 8/202, and it will never exceed 30% of their total income. For example, if the income is $200 per month, the tenant would be responsible for $60 per month.

  • Transportation to area grocery stores and to various planned events

  • Telephone service
  • Cable television service
  • Housekeeping services
  • Home delivered meals
  • Hair Salon
  • Transportation
    • Limited transportation service is available through Richfield for physician appointments
    • Transportation service for medical appointments is also available through the League of Older Americans. Individuals must meet eligibility criteria.
    • Additional transportation services are available through RADAR.
