Fees and Services for Knollwood Apartments

Monthly Fees Include:

  • Utilities and basic cable television service
  • Campus security twenty-four hours a day
  • Complimentary transportation to shopping centers, banks, physician appointments, recreational outings
  • Wall-to-wall carpeting, smoke detectors and emergency call systems in baths and bedrooms
  • Wellness nurse
  • Building and apartment maintenance

Recreational Facilities:

  • Beautifully landscaped grounds
  • Personal garden areas
  • Fishing in two lakes
  • Shenandoah Room for entertaining; Activity Room with pool table & exercise area; Library with internet access

Services Available for an Additional Charge:

  • Beauty/Barber Salon services
  • Home delivered meals
  • Personal housekeeping
  • Guest Apartment accommodations
  • Access to a full continuum of health care services, without leaving the Richfield campus

Leasing Options:

  • Life-Lease
    Pay a one time life-lease fee, a $150 processing fee (non-refundable) then a monthly service fee*. The Life Lease Agreement requires a thirty (30) day written notice to vacate and is refundable to the resident or their estate on a declining basis. A contract withdraw within the first two years of residency results in a 75% refund then the refund is reduced at the rate of 10% per year of residency. After nine years of residency, there is no refund.
  • Regular Lease
    One (1) year lease with an automatic renewal clause, unless a thirty (30) day written notice to vacate is received. We collect a security deposit which is equal to one (1) month’s rent; and a $150.00 processing fee which is non-refundable.
  • Month-to-Month Lease
    Requires a sixty (60) day written notice to vacate; a security deposit which is equal to one (1) month’s rent; and a $150.00 processing fee which is non-refundable. Contact an admission representative for more details.

A Reservation Fee of $1,300 will reserve an apartment for two months. Refund of Reservation Fee based on the following options:
1. Occupancy within 30 days, 100% of Reservation Fee refunded;
2. Occupancy between 31-60 days, 60% of Reservation Fee refunded.
3. Reservation Fee will be non-refundable if approved applicant does not take occupancy of a unit within 60 days.
